Penetration of the separating element of a ceiling / floor structure (ceiling lining) to fit recessed down lighters will seriously downgrade the Fire Resistance of that ceiling resulting in non-compliance of Building Regulations. This downgrade can be considerable where modern I beam or metal lattice joists are used. These contain little sacrificial timber and will burn through in 5 to 10 minutesif exposed directly to the fire.

This means that the ceiling lining will have to provide at least 90% of the fire rating period.

Also penetration of the ceiling lining to fit recessed down lighters causes a serious down grade in the noise insulation properties of the structure.

Where down lighters are fitted into ceilings below open roof voids a fire hazard may occur if the rear of the fitting becomes in contact with stored items in the loft. Also in this situation, airtightness is required to reduce the movement of moister vapour and useful heat from the rooms into the roof void.

Fitting Snaplite immediately reinstates both the fire resistance and acoustic rating of the ceiling, its low rear temperature prevents fire hazards from stored items in the loft and it's sealed construction limits the flow of water vapour and useful heat up into the roof space.
